Let’s talk today about your dog, your cat and Your Home Value… Currently the U.S. population is over 312 million people – and there are more than 150 million cats and dogs in our apartments and homes across this Great Land!  For every TWO PEOPLE, One Pet!  In fact, I am the proud and happy owner of a very intuitive cat named Samuel (Sammy to his friends, of which he has many)!Cat and Dog Makes Great Family Members

Let’s be candid, if you’re planning on selling your home sometime in the future, having a pet can potentially have a NEGATIVE dollar and cent impact on the value of your home, condo, apartment.  (It’s the same distinction – or should I say dis-stink-tion – that I could make about a non-smoker BUYER not being as attracted to a home where they can detect that a smoker previously lived).

With that said, as a pet lover myself, (I consider Sammy as part of the family), are there steps a seller can take to alleviate most of the major concerns a non-pet owner may have when seeing your home?  The answer is, of course, “YES”. 

First, remember that as much as you love your pet and as friendly as your animal is to strangers, some buyers have allergies, some outright phobias (they actually have a new show all about animal phobias on the Animal Planet), and some just don’t want pet hair on their suit.  Try to keep your pet in a safe area away from the potential buyers when they walk through the home. DON’T lock them in a room that the buyer will want to see with a sign on the door.  Buyers will not buy a house if they can’t go in certain rooms.  Sometimes a kennel will work, sometimes a neighbor can babysit for a while, and sometimes you may want to take them with the rest of the family while the home is being shown. 

Second, remember that you’re used to how your pet smells, but the buyer is not.  In fact, they may be a little hyper sensitive, (especially in the case of someone with allergies).  Air fresheners are nice, but a clean litter box is a MUST.  Even better is to leave the windows open for fresh air (as long as it’s not too cold outside!).

Third, if somebody loves the house but is concerned about a pet smell, there are solutions that work extremely well.  An ozone generator (only run when a home is vacant) can remove almost any smell.  It’s what hotels use to convert smoking rooms to non-smoking.  It’s what my parents used when a wildfire came within yards of their house and they had to remove not only the smoke smell from the fire, but the skunk smell from the skunk that was chased in as well!  It did wonders!  Within days it had removed all hints of both!

How important is this matter to you as a Buyer or a Seller…?  Let me know, I would love to get your feedback?!  Meanwhile, if you are buying or selling, be sure to bring your concerns in this regard to your realtor.  Frankly, a great realtor will have already asked you about your ‘pet’ status.  In addition, an experienced realtor will have a dozen great ideas on how to make the best of a home with previous furry tenants.
