For Sale By Owner! When it works, when it doesn't!

I am not a realtor; I do Marketing as a trade.  I have sold 2 houses of my own.  As a home seller, do I see any advantages to selling my house WITHOUT a realtor?  Candidly, one advantage – as a seller, there is no realtors’ fee, thus my home can be sold for ‘my’ price without any mark up.

For Sale By Owner easyutahhomesearch.comHOWEVER, I had to weigh that savings against ALL of the ADVANTAGES of using a realtor, most importantly, a comprehensive listing in the MLS and the dozens of insights that a professional realtor brings to making a house more ‘sellable’.  And, after weighing all of the pros and cons, I used a realtor to sell my 2 homes.

If you could sell your house in 3 months instead of 12 months, would the realtor’s fee be worth it to you?

How about buying a house from an Owner directly (to avoid the realtor fee, again?)?

I would agree that the Owner of a house, better than anyone else, could give you the most thorough review of their house which you are considering to buy.  A scrupulously honest home-seller will point out the leaking roof, the sagging chimney, the vent fan that doesn’t work; but mostly, they want to sell their house.  In the meantime, a realtor KNOWS what to look for when they are representing you, and mostly, the realtor wants YOU to get a great house for the best deal – as close to what you are looking for as possible.

My wife and I scanned the papers, drove the streets, made a few fruitless inquiries into some houses we thought we would like.  Ironically, enlisting the help of a single realtor, telling the realtor ‘what we were looking for’ (home with a view, amount we could spend, etc.), made our search very simple – the realtor had a short list of homes within a day that met our criteria!

Bottom line on my opinion – whether you are SELLING a home, or looking to BUY a home, it is ALWAYS to your advantage to talk to a Realtor!  That doesn’t mean you have to use the Realtor.  Either way, the insight and perspective that a Realtor can give you, pros and cons, will always benefit you in your endeavor.  As they say, knowledge is power!
